Our story
It started with one Heights duplex
In 2014 Danielle Brooks was a Houston investor with three duplexes and a frustration. Every listing she saw hid the details that decide a deal: who pays water, when the roof was replaced, what the real tax bill was. She opened a small office on Bagby Street and began writing listings the way she wished she’d been shown them, with the numbers on top.
That habit became our returns card. Rent, cap rate, monthly cash flow and one line of assumptions sit on every home we sell. Buyers argue with it, change the down payment, rerun it on their own laptops, and then call us with sharper questions. That’s the conversation we want to have, and it usually saves us both a wasted tour.
How we got here
2014
Danielle opens Stackly in downtown Houston, selling Heights and Third Ward duplexes to a handful of local investors she already knew.
2017
Tomas Villarreal joins and opens the Dallas office on Pacific Avenue, starting with Oak Cliff fourplexes and small buildings near Bishop Arts.
2020
Owen Kessler joins to cover Columbus. Out-of-state buyers start asking for Ohio brick triplexes with newer roofs and updated electrical service.
2022
Imani Carter joins and Kansas City becomes our fourth market, beginning with Westport apartments and small buildings in Brookside and Waldo.
2026
Four brokers, two offices and 1,140 units sold. Every week we check about 1,850 rent listings so our rent figures stay current.
How we work
Numbers before adjectives
A listing gets rent, taxes, insurance, vacancy and a mortgage estimate before it gets a nice description. If a number is missing, we find it or we say we couldn't.
Local beats big
Your broker owns property in your market and picks up the phone. You won't be passed to a call center, and you won't get a guess about a neighborhood from someone who has never driven it.
Pass when it's wrong
We'll tell you when a building doesn't pencil out at your down payment, even if it means no commission this month. Investors who trust us come back and send their friends.
